When most people start looking for a home, they focus on the home itself.

The kitchen.

The bedrooms.

The backyard.

The floors.

The upgrades.

All of those things matter.

But before you fall in love with the house, I would encourage you to spend some time looking at something else:

Everything around it.

Because you are not only buying a home.

You are choosing the place where you are going to live.


Look at the Neighborhood

As you drive through the community, pay attention.

Do you see people outside?

Are neighbors walking?

Are garage doors open while people work around their homes?

Are people sitting outside or interacting with one another?

Does the neighborhood appear active and lived in?

None of these things guarantees that you will love your neighbors or your community.

But they can help you understand what everyday life there might feel like.

And do not visit only once.

If possible, drive through during the day, in the evening and on a weekend.

A neighborhood can feel very different at 7:00 PM than it does at 11:00 AM.



Look at How You Enter the Community

This is especially important when buying a home in Florida.

As you enter the neighborhood, look at the road itself.

Are you driving downhill into the community?

Are there visibly low areas?

Do you notice drainage canals, retention ponds or areas where water could collect?

Could heavy rain potentially make access more difficult?

Is the community near coastal areas, waterways or other locations that could experience flooding?

Do not assume that because the home itself looks elevated, every road you need to travel to reach it has the same flood exposure.

Come Back at Night

This is one people can easily forget.

What does the community look like after dark?

Is there adequate street lighting?

Can you comfortably see the sidewalks and streets?

What does the entrance look like at night?

A home showing at 2:00 PM cannot answer those questions.



Now Leave the Neighborhood

What is nearby?

How far is the grocery store?

Where is the nearest hospital or emergency room?

How long is your commute?

Where are the pharmacies, restaurants, parks and other places that matter to your everyday life?

Something being only a few miles away does not necessarily mean it is only a few minutes away.

Drive it.

Experience the area the way you would if you actually lived there.



What Does Any of This Have to Do With a Mortgage?

Maybe more than you think.

My job may be helping someone finance a home.

But the mortgage is only part of the decision.

You are potentially making hundreds of monthly mortgage payments after closing.

So I do not only want someone to be happy when they receive the keys.

I want them to still be happy they chose that home years later.

The kitchen can be remodeled.

The walls can be painted.

The flooring can be replaced.

You can change quite a bit about a house.

You cannot pick up the house and move it to another neighborhood.

And while no one can guarantee how long someone will remain in a particular home, choosing a property, community and location that genuinely fit your life may give you fewer reasons to regret the decision later.



The Bottom Line

When you find a house you love, look beyond the front door.

Look at the neighbors.

Look at the roads.

Look at the drainage.

Look at the lighting.

Look at what is nearby.

Visit at different times.

And then ask yourself one more question:



“Do I only love this house, or would I actually love living here?”

Because finding the right home is about more than qualifying for the mortgage.

It is about being happy with what you chose after the mortgage closes.
